You’re first step is to find a lender and get a pre-approval.  Once you pick a lender, they will help you figure out your budget so you can start working with a realtor to find the perfect home.

The short answer is nothing if you are a buyer.  Typically, the seller’s will pay the commission for both the listing and buying agents.  

YES!  There are a ton of programs out there that can help.  For example, there are down-payment assistance programs for qualifying buyers. Your lender can help you find the programs that specifically relate to you and your needs. 

You want to plan for around 30-45 days after an accepted offer to make it to the closing table.

In theory, you would receive the keys at the closing after you sign.  BUT…you and your agent can negotiate “occupancy” for the sellers if they need some extra time moving out.  If that is the case, you would receive your keys at the end of the agreed upon occupancy period.
